Keep a field notebook of the journey
The weekly page for what you saw, what you refused, and what is still unknown. A format, not a fabricated week.
When NOT to do this
Stop when any of these is true: no emergency fund, using the family home as collateral, a partner who hasn't agreed, or using payroll cash.
- You do not have an emergency fund.
- You would be using the family home as collateral.
- A partner who hasn't agreed is part of the decision.
- You would be using payroll cash.
If one line matches, stop. The rest of the page is for a week when all four are false.
The newsletter follows work that is underway. A notebook is how that stays honest. Without it, memory turns a refusal into a story and a delay into a plan. This page is the format the founder is using. It is not a diary of a building already bought. The sample further down is marked as a format example so it is not read as a report.
If the Friday cash check did not happen, the weekly page can be one line and then stop. Buildings do not get a longer entry than the cash.
The weekly page
One page. The same headings every week. About twenty minutes.
- Dates covered.
- Cash separation. Did the Friday check happen? Yes or no. If no, the rest of the page is optional and should stay short: “Cash check missed. No buildings this week.”
- Saw. What you read or walked, with a document or a street, not a mood.
- Refused. What you stopped, and which condition or unanswered question caused the stop.
- Open questions. Each one names the source you will actually use.
- What I will not do next week.
The last heading is the useful one. Sentences that belong there sound like this: “I will not move payroll.” “I will not book a second look until a partner has read the one-pager.” “I will not guess a tax set-aside.”
Write so a stranger could audit it
- Prefer documents to impressions. “The insurance declaration is two years old” is a note. “Seems fine” is not.
- Do not write figures you do not have a source for.
- Do not add a column for what a property should bring in. This notebook has no income column and no projection column. If you want to add one, close the notebook and reread the stop at the top of this page.
- Give each open question a source and a day. “Ask the insurer” is weaker than “Call the insurer Tuesday and ask whether a vacant unit changes the policy I already have on paper.”
The question list lives in Questions to answer before a building is a candidate. The notebook records which of those questions you answered this week and which you refused to skip.
A sample page, format only
This sample is invented to show the headings. It is not a week from the founder’s life, and it is not a building to go find.
Week of the sample
Cash separation: yes. Payroll and tax reserve moved. No owner draw. Property reserve not fed.
Saw: read one city's rental-license page and wrote down the inspection interval printed there, with the date I read it.
Refused: stopped a second conversation about a building because the one-page summary was not written. A partner who hasn't agreed had nothing to read.
Open: which utilities would stay in an owner's name. Source is a bill I do not have. File stays incomplete.
Will not do next week: will not visit the building. Will not use business cash for anything related to it.
How to read someone else’s journey
If you follow the founder’s notes when they are published, use them as a stack of questions you might need to ask. A refusal he records is not an instruction for your town, your trade, or your household. A week where he only finishes the cash check is a complete week.
You are not a client of this newsletter. There is no review of your notebook and no private reply about your situation. If you keep a notebook, it stays yours.
What gets published
Atlas publishes the method, the refusals, and the open questions. Household details do not belong in the record. Nothing on this site is an invitation to fund, join, or copy a purchase.
When the founder has a real weekly page he wants in public, it will be marked as his notes, and the documents behind it will be named. Until those pages exist, the public record stays on the method, so the site does not invent a journey that has not been written down.
This page is education for a general reader. It is not advice on your situation, and there is no one-on-one follow-up.
